This lovely little gem is an ideal spot for couples and young families. Located on the Sandy Beach in Sodus Point, NY. The home sits Directly behind the owners cottage this boat house/converted efficiency Guest cottage has a lovely small deck and is steps from the water and more.

Sodus Point is a port town sitting between Sodus Bay and Great Lake Ontario, providing the best of Big Lake and a Bay as large as a small finger Lake. The township of Sodus Point is a lovely beach town with most activities within walking distance. Take a walk on the beach in the morning. Walk to one of the many restaurants or the light house museum or pier and much more. Easily keep a boat within walking distance (3 Marinas very close), as you are surrounded by water. An Ideal spot for sun, sand, swimming, campfires on the beach, boating and many outdoor activities. You can rent a kayak to a pontoon for the afternoon or week at one of 3 marinas in the point. Also 2 state parks for hiking and natures beauty and numerous stands and country stores and shops dot the area.

Wish there were a patio or porch that you could sit on and look out at the water- the cottage in front of the little place blocks almost the whole scene. Wonder if no one is in the big house in front of the little place if sitting on that deck is OK? That would be terrific!

Good place without the frills.     5/ 5

I love to stay there on the beach and be able to see and hear the wave just sitting outside the door. My complaint: Fix the outside. I do hope the outside table gets replaced very soon as I'm staying there again soon. My company and I had several spills and lost food as the table legs are broken. Also the brick on the ground needs to be finished or taken out. It makes for a very uneven ground especially for those with a balance problem, unfortunately that's me.

Perfect for what we wanted     5/ 5

It is exactly what it says it is and my 12 and 10 year olds thought it was a cool old place. Need I say more? We usually trek to the East coast oceanside to get this experience. Waves lapping the sandy beach, beautiful Lake Ontario is within sight and sound. Love waking up to that. A short walk to the end of the driveway, maybe 4 car lengths long, and there is gorgeous Sodus Bay at the other end of the street. Restaurants and shops all within walking distance. It was exactly what we needed and the shortest drive to get to it that we have ever had. We will be back!

I loved the tiny beach house and location     5/ 5

We had a very relaxing week. We loved the tiny beach house and the location very much! The view of the home in front, which I believe has the same owners as the beach house, could be tremendously improved. There was a very unattractive gazebo that was in significant disrepair and several brick piles lying around, both of which were an eye sore and distraction from the view of the lake.

Sandy Beach Sodus Point Cottage     5/ 5

A was a bit frightened by some previous reviews, did I make a mistake? When I pulled up and unlocked the door, I was pleasantly surprised. It is what it is---a cottage --not to be confused with a Condo. The sleeping loft was PERFECT for my grand teens, and I was happy to see a futon in the small living area for me. It's a perfect location with teens because they have plenty of "walk to" options (Beach, Snack Bar, downtown) . It was a perfect location for me as a base for photography day trips to Chimney Bluffs, Sterling Nature Center, Oswego, and lots of country roads. The bathroom is very small, but it was only a week, I could make due. Unfortunately this is the summer of rain, and there were no campfires or roasted marshmallows for us. The grandteens thought it was "so cute" and that made me happy. Bottom Line, it was within my budget, and I felt the money was well spent, we made many great memories.

I rented this cottage last year, and liked it (and the area) so much that we came back this year. If you carefully read the description of this property and study the pictures, you will see that is an old boat house that has been converted into a small efficiency cottage. It is NOT the Taj Mahal. If that is what you are looking for, then keep searching. However, if you want a basic cottage as a place to hang your hat while you are outside enjoying all that Sodus Point has to offer, then you may want to consider this property. It is the perfect size for a single person, couple, or small family. The fact that we could bring our dog was a HUGE plus. This cottage does have a small kitchen with a dorm sized refrigerator and a small electric stove/oven. A propane camp grill is also provided. Both are sufficient for making camp style meals. The bathroom is tiny and may be uncomfortable for people of larger stature. But again, it has all the basics. I love the open, upstairs sleeping loft. It has lots of windows on all sides which allow for a very nice cross breeze. With this many windows, expect it to get bright in the mornings. The manager has placed darker curtains over many of the windows to try to help this and to allow for greater privacy. There is no air conditioning, so it does get quite warm during the day. My experience has been that the cross breeze and fans that have been provided do a decent job cooling the loft down at night. Jan, the manager of this cottage, is very friendly and easy to work with. When I had some problems last year, I reported them to her and they were immediately addressed within 24 hours. I also made a couple suggestions for improvements after my stay and I was happy to note when I returned this year that they had been done. As far as Sodus Point itself, this is a charming little village. This cottage is located perfectly to enable you to access the beach, the bay, and nearby restaurants by foot. There is hiking nearby at Chimney Bluffs State Park, plenty of places to kayak, and of course, swimming and sunbathing. As I mentioned earlier, the beach is very dog friendly. Our Golden Retriever was exhausted each night after spending hours swimming and playing. We would definitely return here for a future vacation!

This property has great potential but suffers from a good deal of neglect.     5/ 5

This cottage is a charmer and the location is excellent. Out the door and onto the sand beach. My grandchildren thoroughly enjoyed swimming, rock picking, walks to the pier and playground as well as beach fires and s'mores. Due to circumstances at the rental, I was in frequent contact with the rental agent, Jan. She was available, responded promptly and did her utmost to take care of issues. I feel she did above and beyond.That being said, there is only so much she could do. I truly thought of leaving but did not want to disappoint the kids. They came all the way from Minnesota. The rental is certainly "rustic". It has some great potential but needs some immediate investment into it's condition. There is siding missing from the exterior. Some of the windows upstairs could not be opened. There are too few electrical outlets to operate the fans required to make the sleeping loft comfortable. The bathroom floor needs to be replaced. The refrigerator, which was dorm sized, was not functional. It was replaced the next morning. The agent spoke with the owner and they will be installing a full sized refrigerator. There were pots/pans but many are not usable due to condition. They, as well as the toaster are to be replaced. The TV quit night three. I was assured it would be replaced by the owner. That never happened. Overall, the place lacked cleanliness. Again, I want to thank Jan for her attempts to make everything right for me and for the family. This owner appears to be difficult to deal with as far as her requests for maintenance and upkeep on the property. It's too bad as this is a charming little place in a great location

Low-key, low-stress beach cottage on Sodus Point     5/ 5

We had a wonderful time at this property which sits directly on the beach at Sodus Point. Jan, who manages the property was extremely attentive and accomodating. We especially appreciated that we could bring our dog along! In fact, that was the major attraction of this particular house. There were many other dogs "living" close by, and the neighbors were very friendly and helpful. It was fun to make fires on the beach, and walk to the near-by lighthouse museum, where there was a Sunday afternoon concert. We even spent a day on the Seneca Lake Wine Trail, visiting many dog-friendly wineries. We had a throughly enjoyable and relaxing experience! Thanks so much, Jan....

Cute beach front cottage. Very clean and had a wonderful welcome binder with all the local information and menus included. We were in waking distance to everything. The bathroom was a good size and more than suits the needs but not much elbow room. I would suggest privacy window treatments as The shower seemed the only "secure" room to change. Curtains are on every window and are very tasteful but perhaps retractable blinds for upstairs would provide a privacy option for intimate situations. Brought along our large 100 lb dog and she was welcome in all areas we visited including the public beach. Had a great time and Jan was very professional and timely with inquiries.

Quaint Beach Cottage     5/ 5

The two-story former boathouse has been renovated into a charming getaway spot. The best part of the place is the second-story sleeping loft which is spacious, airy, and windowed on all sides, allowing the breezes off the lake to lull you into effortless sleep or enhance your morning reading in bed while you listen to the waves hit the beach on Lake Ontario. Perfect in its way.

I needed a vacation spot fairly close to home (due to sick parent) but far enough away to feel like a true vacation. Sodus Point delivered! I had no idea such a beautiful vacation destination was so close. Finding this cottage was a stroke of luck. Location was perfect. Steps away from the beach and Lake Ontario, with Sodus Bay at the opposite end of the street. The lighthouse and pier are within easy walking distance, as are many restaurants. A diner at Captain Jack's is highly recommended - my husband said the fish fry and prime rib were excellent. I had their ribs and they were prepared perfectly. I never missed a sunset during my stay, and was never disappointed! I was able to bring my kayak and access both the lake and the bay. Campfires are allowed on the beach. The cottage was just as advertised. When I arrived, I was met with fresh flowers, fresh raspberries, and a book of important numbers and brochures for the area. Everything was very clean and nicely organized. The pictures are a true representation of what you will find. There is a kitchen stocked with the basic utensils, a small propane camp grill, stove/oven, and microwave. Plenty of towels were provided, along with clean linens for the beds. I loved the upstairs loft. With all the windows, there was almost always a nice lake breeze to cool it down at night. Fans are also provided to help draw in the cool night air. A couple things to note: the bathroom is very tight. People of larger stature may not find this very comfortable. Also the driveway is sand. I have an AWD vehicle and had to problem negotiating it. However, my husband reused to attempt it in his hatchback. A couple of problems arose during my stay, which I texted Jan about. She notified her handyman and he responded the same day. Very professional and courteous. A nice thing about this property is that we were able to bring our dog along. He loves the water and was retrieving nonstop for hours. Property owners and renters were enjoying watching him play in the water. This friendly acceptance of our dog was very important to us as we wanted to include him in the fun. I would highly recomment this property to single adults, couples. or small families. I hope to return again in the future!

This property was wonderful. We so enjoyed the upstairs loft with beds for 4 and the windows all around - what a glorious view. The sunsets were amazing and the sandy beach perfect to walk out to in the morning. When it was too windy, we walked to the bayside beach a few hundred yards away. Would definitely recommend!

Lovely cottage in a great location     5/ 5

This was our first trip to Sodus Point and we loved staying on the beach! Upon booking the cottage, Jan, the property manager, sent us a guide to the area, which included things to do, location of grocery store, post office, etc., as well as restaurants (some personally recommended by Jan). We didn't do much planning ahead of time so this guide was fantastic while we were there! The cottage was the perfect size for us (2 adults and a toddler). We had visitors two different days and parking at the beach was very easy. Sodus Point is a cute village with friendly people. There were many people walking dogs, which our 1 year old loved and most people were more than willing to spend sometime letting our daughter pet their dogs. Anyone with young children, there are two very nice playgrounds, one on the beach and one in the village. The beach at the bay is also worth checking out for those with small children because the water is much calmer than the lakeside of the beach. A few small things that would come in handy at the cottage are outlet protectors, childproof cabinet locks, a vegetable peeler, and a paring knife. We brought our own outlet protectors and bought a peeler and paring knife while we were there. We ran out of time to do some of the things we had hoped to, so we are planning to return next year!!!

Family fun at Sodus Point     5/ 5

This was our first time ever in Sodus Point, we live in the Buffalo area. My children are 3 and 5 and I wanted a place where we could just roll out of bed and not have to drive to the beach. This was it! Jan made things very easy with plenty of advance information on the area, grocery, things to do. The cottage itself is a bit worn, but that makes it perfect for young kids. The living area is quite small but you're on the beach, you're not going to hang out inside. The upstairs is large, with a queen bed and two twins, and still plenty of room. The upstairs gets quite hot during the day but Jan had fans set up for a nice cross-breeze and once the sun went down we were never hot at night. The first day we got there the fridge had stopped working and Jan sent her handyman with a new fridge within an hour. Great customer service. The kitchen is well equipped, again great for families with young kids, we were able to eat at home instead of having to go out for every meal. I would highly recommend the area and this cottage in particular. We're definitely planning to come back next year.

Wonderful place for a family with young children to stay. Clean, neat and comfortable! Kids enjoyed being so close to the beach and all the fun activities. There was so much to do and it was wonderful to be in the middle of all the action! Only regret is that we couldn't stay longer!

First of all I would like to thank Jan who runs the rental, she couldn't have been more helpful and welcoming. She made sure everything was taken care of and we knew as much about the house and area as possible. We had a great time, there's plenty to do in the area, the water is great, and we had a great stay. Whether in town or on the water. We will absolutely be staying here yearly if we can.I can't possibly reccomend it any higher

We had a great stay at Sodus Point. It was short but sweet. The cottage was perfect for the 2 of us. Everything you might need for staying on the lake. It was late in the season so there weren't many people around. The location is perfect. We walked to Captain Jack's restaurant. Great place overall. The only down side would be is that the bathroom is a little small. So maybe not so great for the handicapped.

We stayed at the beach house and had a really excellent time. It is quaint, clean and right on the beach! We found Sodus Point charming and relaxing and met really great people while we were there. We were met with amazing hospitality at the beach house, with a sparkling clean cottage and a personalized welcome. We enjoyed many day trips in and around the Finger Lakes Region while we were there, and were always happy to come back to our cottage at day end to cook a nice meal, and enjoy the beach sunset. I highly recommend this property for it's great value, location, and charm! Thanks to Jan, we felt welcome right away, and thoroughly enjoyed every aspect of our trip to this region.

We enjoyed our stay at the cottage in July. The pet friendly attitude of neighbors, restaurants and at the beach was sincere and appreciated. The beach was just a few steps away and the walk along the bay was at the other end of the block. We used the small patio often,but this would not be adequate for more than four. One con to address is the unkempt condition between the cottage and owners house.
